Questions
Frequently asked questions
What is bridging finance?
Short-term finance that bridges the gap until longer-term funding is in place — commonly used for auction purchases, refurbishments, and time-critical completions.
How fast can you complete?
Bridging finance can complete in days once terms are agreed — far faster than a standard mortgage timeline.
What can it be used for?
Auction purchases, refurbishment funding, breaking a chain, or any situation on commercial or investment property where speed matters.
Do you lend the money yourselves?
No — we're a broker. We introduce you to a lender suited to your deal and earn a commission on completion; we don't lend directly and we never hold client funds.
Who do you work with?
We work exclusively with limited companies and SPVs, on commercial and investment property.
What do you need from me to start?
Just the basics to begin with — the loan amount, purpose and timeline, plus which company or SPV is borrowing and the property involved. We'll ask for fuller details once we're sourcing terms for you.
Is there a cost to enquire?
No — getting in touch and finding out what's available costs nothing. We're paid by the lender on completion, not by you for enquiring.
